All project proposals will be custom tailored to the project and the clients' specific needs. Not all of the services listed below will be applicable to each project.

FEASIBILITY REPORTS

This phase focuses on the zoning and code requirements particular to your site. This phase can be hired out independent of other design services. Parker Williams has years of experience navigating and understanding the zoning and building codes in Denver, especially those applicable to second homes on a single property (ADUs). This phase begins with a site visit to discuss the scope of the potential project and any known issues. At the end of the phase the owner receives a site plan with the buildable area of their site outlined as well as a written report outline the pertinent zoning and code issues specific to their site and their potential project

DESIGN SERVICES

These services include:

• Schematic Design

An initial design scheme that seeks to define the general scope and conceptual design of the project including scale and relationships between building components. At the end of the schematic design phase Parker Williams will provide sketches to the owner for approval to advance the project.

• Design Development

This phase uses the initial design documents from the schematic phase and take them one step further. This phase lays out mechanical, electrical, plumbing, structural, and architectural details.

• Permit Set

The permit set will include all the permit exhibits and the structural documents that the city of Denver requires. This includes scaled drawings of the plot plan, floor plan and all four elevations. If you have contracted with the structural engineer through Parker Williams it will also include the sealed structural foundation plan, ceiling and roof plan, and wall bracing plan. This phase typically includes submitting all the necessary applications and documents to the city and responding to the city’s comments.

• Construction Documents

This includes a complete set of plans, specifications and details for the contractor to price and construct the building. Depending on the project their range of detail can vary.

• Construction Observation

During this phase Parker Williams will act as your representative to the contractor. Primarily observing the construction and answering any ambiguities that might pertain to the construction documents. As well as helping the owner with any product selections.
